HealthCo Healthcare and Wellness REIT (HCW) has announced its preliminary unaudited portfolio valuation as of June 2025, which shows a 4.3% gross decrease to $1.5 billion compared to the pro forma 31 December 2024 valuation. This decrease was primarily driven by a 36 basis point expansion in capitalization rates across the portfolio. The valuation process comprised 14 independent valuations representing 70% of the properties by value and 52% by number, with the remaining 13 properties completed by internal valuation. All 11 Healthscope private hospitals owned by HCW and the Unlisted Healthcare Fund (UHF) were independently valued.HCW also announced that alternative hospital operators are currently conducting due diligence on all of the 11 private hospitals owned by HCW and UHF. Further, HCW will not declare a quarterly distribution for the period 1 April 2025 to 30 June 2025 in order to preserve balance sheet liquidity. It is expected that the components of the total distributions for the year ended 30 June 2025 should remain all non-assessable amounts.
