360 Capital Mortgage REIT (ASX: TCF) has reported its financial results for the half-year ended 31 December 2024. The Trust's profit attributable to unitholders for the period was $1.3 million, up 32.8% from $1.0 million in the prior corresponding period. Earnings per unit increased by 30.3% to 31.8 cents per unit, compared to 24.4 cents per unit in the prior corresponding period. The Trust's balance sheet as at 31 December 2024 had total assets of $33.8 million, up from $26.1 million as at 30 June 2024. The Trust's Net Tangible Asset (NTA) attributable to unitholders per unit as at 31 December 2024 was $5.94, a slight decrease of 0.5% from $5.97 as at 30 June 2024. The Trust's loan portfolio increased to $33.5 million as at 31 December 2024, up from $24.6 million as at 30 June 2024 (excluding a non-controlling interest of $1.3 million). The loan portfolio's loan to value ratio was 68.9% as at 31 December 2024 and had a weighted average term to maturity of 8 months. The Trust made two new loan investments during the period, totaling $21.8 million, and had $14.2 million in loan repayments. The Trust continues to invest alongside 360 Capital Private Credit Fund to diversify its loan portfolio.
The Trust's current focus is investing in senior and stretch senior real estate loans, as recent market conditions including rising interest rates have made these an attractive investment proposition. The Trust intends to continue to generate a stable revenue stream from its loan portfolio and provide regular distributions. As opportunities arise, the Trust will look to grow and diversify its loan portfolio.
